Our Story
Modiv is an internally-managed real estate investment trust (“REIT") that acquires, owns and actively manages single-tenant retail, office and industrial properties throughout the United States. We focus on strategically important and mission-critical assets net leased to primarily investment grade tenants, and employ a proactive asset management strategy to create value.
Modiv seeks to provide investors access to MOnthly DIVidends and MOre DIVersification through a durable portfolio of real estate designed to generate both current income and long-term growth. We operate with an investor-first focus and strive towards a “best-in-class” corporate governance structure led by a board of directors and management team with decades of institutional real estate industry experience.

Aaron Halfacre

Aaron Halfacre
Mr. Halfacre is charged with crafting company-wide strategy and accelerating business growth. With his long track record of institutional-grade investing, he has sparked a new vision and direction for Modiv that prioritizes responsible stewardship, innovation and purposeful growth.
A seasoned executive with over 25 years in the industry, he has been involved with over $12 billion of capital markets transactions and previously held positions including President at RealtyMogul, President and CIO of Campus Crest, and senior leadership roles at Cole Real Estate Investments, BlackRock and Green Street Advisors. Mr. Halfacre is a Chartered Financial Analyst (CFA) and Chartered Alternative Investment Analyst (CAIA), having earned a Masters of Business Administration degree in Finance from Rice University.

Raymond Pacini

Raymond Pacini
Mr. Pacini guides Modiv’s financial management and strategy with more than 30 years of real estate industry experience and over 40 years of public-company experience.
His previously held positions include Independent Director and Audit Committee Chair for Cadiz Inc., Chief Executive Officer and Director at California Coastal Communities, Inc., Chief Financial Officer of Koll Real Estate Group, Inc., Managing Director at Henley Properties Inc., and Independent Director and Audit Committee Chair for Metalclad Corporation. He began his career at PricewaterhouseCoopers LLP.

Sandra Sciutto

Sandra Sciutto
Ms. Sciutto brings to Modiv over 30 years of direct accounting and financial experience in the real estate industry, with strong financial reporting talent and expertise in financing, transaction analysis and accounting.
Prior to joining Modiv, Ms. Sciutto served as Chief Financial Officer of PRES Companies, a commercial investment and management firm; Chief Financial Officer and a member of the investment committee at Shopoff Realty Investments, which offers strategic investment opportunities in land, residential and commercial properties; and Chief Financial Officer at California Coastal Communities, Inc.

David Collins

Mr. Collins lends his nearly 30 years of industry experience to his work purchasing and managing properties across the Modiv portfolios. He has an exceptional talent for finding investment opportunities that support the company’s growth strategy.
He has previously held leadership roles at InvenTrust Properties LLC, Cole Real Estate Investments, LaSalle Investment Management, The Staubach Company and Intershop Real Estate Services.

William Broms

Mr. Broms draws on years of leadership experience in real estate acquisitions, finance, strategy, underwriting and asset management in guiding investment strategy for Modiv.
Mr. Broms was appointed interim Chief Executive Officer, President and Treasurer of BRIX REIT in 2019. Prior to that, he served as Senior Managing Director, Acquisitions, of BrixInvest, LLC, the sponsor to BRIX REIT, Rich Uncles Real Estate Investment Trust I and RW Holdings NNN REIT, Inc. He founded and led Realty Dividend, LLC, an investment firm that developed net-lease assets and invested in single- and multi-family properties. Additionally, Mr. Broms structured acquisition sale-leaseback capital for leveraged buyouts and recapitalizations for Cole Real Estate Investments and Realty Income Corporation.

John Raney

John Raney
Mr. Raney brings more than 12 years of legal experience in complex M&A transactions, debt and equity financings, and venture capital transactions to Modiv in his role as Chief Legal Officer and General Counsel. Prior to joining Modiv, Mr. Raney served as a partner at Acceleron Law Group, LLP and Massumi + Consoli LLP, as well as serving in various roles for O’Melveny & Myers LLP and Latham & Watkins, LLP.
Mr. Raney, who holds a Juris Doctor from the UCLA School of Law, also served as an M&A lecturer at the USC Gould School of Law.

Jennifer Barber

Jennifer Barber
Ms. Barber has the integral role of supporting the operations of the Executive, Investor Relations, Marketing and Product Development teams at Modiv, ensuring efforts are aligned with the company’s overall business strategy.
She holds her FINRA Series 7 and 63 licenses and serves as a Registered Representative with North Capital Private Securities Corporation on behalf of Modiv. Ms. Barber earned a Bachelor of Arts degree from California State University-Fullerton.

Reginald Salanga
VP, Financial Reporting
Reginald Salanga
With over 20 years of SEC and financial reporting experience, Mr. Salanga is responsible for SEC reporting and filings, corporate financial reporting, U.S. GAAP requirements, cash flow analysis and other special projects for Modiv.
Mr. Salanga has over 10 years of Big Four accounting experience and performed over 15 years of financial reporting duties for numerous companies in the information technology and services industries. He earned a Bachelor of Science in Business Administration with an emphasis in Accounting from the University of the East in Manila, Philippines and is a Certified Public Accountant.

Jason Miller
VP, REIT Controller
Jason Miller
Mr. Miller’s primary responsibilities include assisting and reviewing financial reporting, monitoring and projecting cash flows, and budget preparation and review. Mr. Miller has over 15 years of property management experience in the areas of accounting, finance and financial reporting for portfolios that included multifamily, office, retail and industrial.
Mr. Miller previously held similar positions at Mesa Management, Inc., Thompson National Properties, LLC, and Grubb & Ellis Realty Investors, LLC. Mr. Miller earned his Bachelor of Arts in Business Administration with an emphasis in Accounting from California State University Fullerton.

Lamont Dumas
Equity Controller
Lamont Dumas
With a focus in equity accounting, Mr. Dumas interfaces with transfer agent services to maintain REIT equity ledgers for the company’s investor base. This includes share issuance, processing dividend distributions, share repurchases, coordinating 1099 reporting and auxiliary fund services. Additional activities include generating equity disclosures for financial reporting and assisting with equity audit procedures.
His enthusiasm for technology aids in the support of product development. He also assists with the administration and maintenance of back-end technologies throughout the company platform that facilitate Modiv’s investor-facing services, internal financial systems and internal business applications.

Winnie Yang

Winnie Yang
Ms. Yang coordinates and manages Modiv’s monthly accounting functions, and assists in the preparation of quarterly 10-Q and annual 10-K reports. She is a Certified Public Accountant, and served as a Senior Auditor for global CPA firm BDO and as the Assistant Controller for Chelsea Investment Corp.

Kathy Dawson
Ms. Dawson applies more than 30 years of accounting experience to her role at Modiv, overseeing timely cash disbursements to vendors and business partners. Prior to joining Modiv in 2019, she served in similar roles at Crown Realty & Development and Shopoff Realty Investments, among others.

Cecilia Griffith

Cecilia Griffith
Mrs. Griffith brings 20 years of commercial real estate experience, with an extensive background in REITs and property management. Her primary responsibilities include managing the closing of Modiv’s acquisitions, dispositions, leases and property-level debt. In addition, she oversees the activity of Modiv’s third-party property manager.
Mrs. Griffith holds a Master of Business Administration from Cal State Monterey Bay, as well as an active California Real Estate Salesperson License.
